This luxury cabin is an excellent place to stay: the cabin offers unsurpassed quality in equipment, i.e. it's perfectly and completely equipped. he direct access to the lake and the tranquility is unbelievable and very extraordinary! We enjoyed the barbecue at the the fireplace very much.From the own sauna we could cool down ourselves in the lake. A boat tour on this quite lake is very relaxing! The hosts offered a really very warm welcome, and provided support whenever needed! We followed some of their recommendation for activities in the area like visiting Moose Garden and hiking in the Forsaladen area and in the Andersjö natural reserve area. We may only highly recommend this cabin, and we just regret, we couldn't stay much longer! Many thanks to Carine&Toon

However, upon arrival, we were informed that dogs could weigh a maximum of 5 kg and were only allowed in the living area. Dogs were not permitted on the upper floor, even though there was no door or other partition to make this practically impossible.

For us as a family, this was inconsistent with the information provided during booking. Using the house would only have been possible if the dog had been kept on a leash at all times. Therefore, we were forced to find alternative accommodation.

Furthermore, we found the landlady's interactions with families and children to be unfriendly and unaccommodating. We also found the communication with her husband unpleasant and at times aggressive, which made us feel unwelcome as guests.

The landlord house is located directly above the holiday home. From there, large parts of the property and outdoor areas are visible. Anyone who values privacy should take this into account when making their booking decision.

It was also surprising that the heating could not be individually controlled. The system is controlled exclusively by the landlord via an app. If the set temperature is deemed too low, the landlord must first be contacted so that the setting can be adjusted.

We were also advised not to use the sauna too frequently. This was unusual for us, as we assume that a vacation home with a sauna can be used at our discretion during our stay.

The house's beautiful location and charming surroundings are definite pluses. However, the negative experiences outweighed the positives, particularly the restrictions on using the house and the way guests were treated. For this reason, we would not book this accommodation again.

Leider entsprach unser Aufenthalt nicht den Erwartungen. Das Ferienhaus wurde als hundefreundlich beworben. Vor Ort wurde uns jedoch mitgeteilt, dass Hunde maximal 5 kg wiegen dürfen und sich ausschließlich im Wohnbereich aufhalten dürfen. Das Obergeschoss durfte mit Hund nicht betreten werden, obwohl keine Tür oder sonstige Abtrennung vorhanden war, um dies praktisch umzusetzen.

Für uns als Familie war dies nicht mit den Angaben bei der Buchung vereinbar. Eine Nutzung des Hauses wäre nur möglich gewesen, wenn der Hund dauerhaft angeleint worden wäre. Daher sahen wir uns gezwungen, eine andere Unterkunft zu suchen.

Darüber hinaus haben wir den Umgang der Vermieterin mit Familien und Kindern als wenig freundlich und wenig entgegenkommend empfunden. Auch die Kommunikation mit ihrem Ehemann empfanden wir als unangenehm und teilweise aggressiv, wodurch wir uns als Gäste nicht willkommen fühlten.

Das Wohnhaus der Vermieter befindet sich direkt oberhalb des Ferienhauses. Von dort aus können große Teile des Grundstücks und der Außenbereiche eingesehen werden. Wer besonderen Wert auf Privatsphäre legt, sollte dies bei seiner Buchungsentscheidung berücksichtigen.

Ebenfalls überraschend war, dass die Heizung nicht selbst reguliert werden kann. Die Steuerung erfolgt ausschließlich durch den Vermieter per App. Sollte die eingestellte Temperatur als zu niedrig empfunden werden, muss zunächst der Vermieter kontaktiert werden, damit dieser die Einstellung anpasst.

Auch bei der Sauna wurden wir darauf hingewiesen, diese nicht zu häufig zu nutzen. Für uns war dies ungewöhnlich, da wir bei einem Ferienhaus mit Sauna davon ausgehen, dass diese während des Aufenthalts nach eigenem Ermessen genutzt werden kann.

Positiv hervorzuheben ist die schöne Lage des Hauses und die reizvolle Umgebung. Insgesamt überwogen für uns jedoch die negativen Erfahrungen, insbesondere die Einschränkungen bei der Nutzung des Hauses sowie der Umgang mit Gästen. Aus diesem Grund würden wir die Unterkunft nicht erneut buchen.

We genuinely welcome dogs at Sjösidan Stuga and do our best to make four-legged guests feel at home within the boundaries of what we allow. Our house rules, including all restrictions applicable to dogs, are published on our listing and form part of our General Terms & Conditions, which were accepted at the time of booking. Dogs are welcome at Sjösidan Stuga with a maximum weight of 10 kg and have access to the living areas on the ground floor. We restrict dogs from the upper floor bedrooms out of care for guests with animal allergies, as our upholstered box spring beds cannot be sufficiently cleaned of animal allergens between stays, a measure we consider to be our responsibility to all our guests.

Our holiday home is a fully independent property. The veranda and French doors face the lake directly, enjoying a great deal of privacy with open water as your outlook. The home stays pleasantly warm throughout, thanks to a modern, environmentally friendly heat pump (a standard heating solution in Sweden) which automatically maintains a consistently comfortable temperature across the entire home. The sauna is available to our guests at any time and without any restriction for the entire duration of their stay.

The weather was incredibly beautiful, and we saw moose and the Northern Lights. Even though the driving distances are a bit different than in Germany, we took trips to waterfalls, the Baltic Sea, and the surrounding area. All the Swedes we encountered were, without exception, relaxed, super friendly, and helpful. What can I say? We would have loved to stay there. We will definitely be back and will take home many wonderful memories. A huge thank you to Carine and Toon for the little paradise they created there. It couldn't be better!

Auch wenn die Entfernungen etwas anders sind als in Deutschland, haben wir Ausflüge zu Wasserfällen, zur Ostsee und in der ganzen Umgehung unternommen. Alle Schweden mit denen wir zu tun hatten waren ausnahmslos entspannt, super freundlich und hilfsbereit. Was soll ich sagen, wir wären am liebsten dort geblieben. Wir kommen auf jeden Fall wieder und nehmen ganz viele schöne Erinnerungen mit nach Hause. Ein ganz großes Dankeschön an Carine und Toon für das kleine Paradies, dass sie dort geschaffen haben. When we arrived we were warmly welcomed by Carine and Toon, what warm people!

We were 4 adults and 2 children and there was enough space for everyone in the house. They really thought of everything; from a jar of salt to a hand mixer and from snowshoes to an ice drill. You name it and it could be found in the house.

The house is located at the bottom of a hill with a view of the lake with almost all day sun. We were lucky that there was a thick layer of fresh snow and we were able to sled, ice fish and cross-country ski all day long. We also enjoyed the sauna in the house and hot chocolate with marshmallows at the fire pit outside.

Due to a misunderstanding, our car did not have a 4x4 and so we had trouble getting up the hill. Toon immediately came to the rescue! He helped us several times with the tractor to get back up. What service!

We look back on a fantastic stay and recommend it to everyone!

First of all: the host couple are exceptional - we have never had such a warm, personal welcome and introduction to the house and the conditions. Our time in Börjesjö could not have started better. Everyone is really very lucky with this house - the house furnishings are completely and lovingly prepared for everything imaginable down to the last detail and tastefully decorated. The comfortable beds were made, large towels are available in sufficient numbers, many consumables are available in the kitchen and toilet/bathroom and do not need to be brought with you. The house is very well insulated and is heated by a lakewater heat pump; the floor was always pleasant during our autumn visit and so was the indoor climate. We think a stable WiFi connection on a fiber optic connection is progressive. The location is excellent, the property offers very good privacy even without any boundaries. We were very happy to use the endless wood for a nice fire and also the barbecue over the fire kettle right by the lake. We can't list everything that gave us pleasure. Back to the hosts: The communication was a real joy - super friendly, humorous and accommodatingly helpful. In the end, we had the impression that you would like to make friends with the two of them. We would like to thank you very much for the wonderful time!

Our tips for the next guests: The surroundings, especially the lakes (we had a canoe with us), the waterfalls (definitely visit Döda Fallet!), the easy accessibility to the nearest shopping centre (Stugun) and for a visit to Östersund offered us a lot of variety in addition to all the relaxation.

Mit diesem Haus hat wirklich jede/r ein Riesenglück – die Hauseinrichtung ist für alles denkbare vollständig und liebevoll bis ins Detail vorbereitet und geschmackvoll dekoriert. Die gemütlichen Betten waren bezogen, große Handtücher in ausreichender Anzahl liegen bereit, viele Verbrauchsmittel stehen in Küche und WC/Bad zur Verfügung und müssen nicht mitgebracht werden. Das Haus ist sehr gut isoliert und ist über eine Seewasser-Wärmepumpe beheizt; der Boden war bei unserem herbstlichen Besuch immer angenehm und das Raumklima ebenso. Ein stabiles WLAN am Glasfaseranschluss finden wir fortschrittlich. Die Lage ist hervorragend, das Grundstück bietet auch ohne Eingrenzung eine sehr gute Privatsphäre. Endlos Holz für ein schönes Feuer und auch Barbecue über dem Feuerkessel direkt am See, haben wir sehr gerne genutzt. Wir können nicht alles aufzählen, das uns Freude bereitet hat. Zurück zu den Gastgebern: Die Kommunikation ist die wahre Freude gewesen – megafreundlich, humorvoll und entgegenkommend hilfsbereit. Zum Schluss hatten wir den Eindruck, dass man mit den beiden gerne Freundschaft schließen würde. Wir bedanken uns sehr für die schöne Zeit!

Unsere Tipps für die nächsten Gäste: Die Umgebung, insbesondere die Seen (wir hatten ein Kanu dabei), die Wasserfälle (unbedingt Döda Fallet besuchen!), die gute Erreichbarkeit zum nächsten Einkaufszentrum (Stugun) und für einen Besuch in Östersund boten uns neben aller Erholung jede Menge Abwechslung.

Wir waren letztes Jahr (2022) im September für 3 Wochen zu Gast bei Carine und Toon. Das Haus ist sehr gepflegt und man vermisst nichts. Die Gegend ist wundervoll zum relaxen und entschleunigen, aber auch zum entdecken. Auch unser Hund konnte sich endlich einmal richtig in der Natur austoben. Der See, die Sonnenuntergänge, einfach alles ist mit Worten schwer zu beschreiben. Alles in Allem ... Wir haben die Zeit sehr genossen. Auch möchten wir ein großes Lob an Carine und Toon aussprechen. Wir hatten eine fantastische, wundervolle Winterwoche bei Carine und Toon, Bei unserer Ankunft wurden wir von den beiden sehr herzlich empfangen und über alle wichtigen Dinge zum Haus, inklusive Eisangeln informiert :-) Die beiden waren auch vor der Anreise und während des Aufenthaltes  für alle Fragen erreichbar.

Das Haus selber ist mit sehr viel Liebe zum Detail eingerichtet so dass man sich gleich wohlfühlen kann. Die Ausstattung ist  sehr hochwertig und man findet alles was man für einen perfekten, erholsamen  Urlaub benötigt. Ich denke die Bilder sagen mehr als 1000 Worte. Vielen lieben Dank  für eine uns unvergessliche, tolle Zeit, wir kommen sehr gerne wieder!

Wunderbar gelegenes Ferienhaus in absoluter Ruhe. Mit Seeanstoss und Möglichkeiten zum Fischen im Sommer wie im Winter. Einfach mit dem Auto von Östersund in etwa einer Stunde zu erreichen. Im Haus findet man alles (von der Sauna über die Waschmaschine bis zur vollständigen Kücheneinrichtung) was man braucht. Die Schneeschuhe haben wir rege benutzt, ebenfalls die Geräte zum Eisfischen. Wir trafen alles sehr sauber und gepflegt vor. Das Haus hat den typisch schwedischen Charakter und ist sehr stilvoll eingerichtet.

Die Gastgeber waren sehr, sehr freundlich und zuvorkommend. Alle Fragen (insbesondere im Voraus) wurden sehr schnell beantwortet. Man fühlte sich sehr gut aufgehoben und wohl. Es ist ihnen sehr wichtig, dass die Gäste einen tollen und sorgenfreien Urlaub geniessen dürfen. Ihre Liebe für die Gäste und deren Wohl spürt man sofort. We immediately fell in love with this unique place. The comfortable house is tastefully decorated, very clean and well maintained. We have never felt so comfortable and relaxed as we did here. 

In winter we enjoyed walking across the lake in snowshoes, watching reindeer on the lake or grilling sausages over an open fire at -25 °. Even a moose showed up near the house. The wonderful morning and evening moods, the soft, shallow sunlight, the snow-covered trees, the sauna after a hike in the snowstorm are also unforgettable.

Summer is wonderful with its long days. Sitting on the jetty and looking out over the glittering lake, listening to the rustle of the wind in the trees, enjoying the peace and quiet, there is nothing better. We spent many days by the lake, swimming and fishing from the boat and catching perch and pike. While hiking we explored the wonderful nature. The hike at the Forsaleden, a waterfall with rapids, was particularly impressive.

Carine and Toon are very helpful, friendly and warm-hearted hosts. They make your stay something very special. We thank them for their hospitality and are looking forward to our next vacation.

Bereits dreimal durften wir unsere Ferien in diesem Traumhaus am Börjesjö verbringen – einmal im Winter und zweimal im Sommer. Wir haben uns sofort in diesen einzigartigen Ort verliebt. Das komfortable Haus ist geschmackvoll eingerichtet, sehr sauber und gepflegt. Durch die grossen Fenster auf drei Seiten im offenen Wohnraum mit Küche oder von der grossen Terrasse hat man einen unvergleichlichen Blick auf den nahen See. Wir haben uns noch nie so wohl gefühlt und gut erholt wie hier.

Im Winter genossen wir es, mit den Schneeschuhen über den See zu laufen, Rentiere auf dem See zu beobachten oder Würstchen am offenen Feuer bei -25° zu grillen. Sogar ein Elch zeigte sich in der Nähe des Hauses. Unvergesslich sind auch die herrlichen Morgen- und Abendstimmungen, das weiche flach einfallende Sonnenlicht, die schneeverhangenen Bäume, die Sauna nach einer Wanderung im Schneegestöber.

Der Sommer ist wunderbar mit seinen langen Tagen. Auf dem Steg zu sitzen und auf den glitzernden See zu blicken, dem Rauschen des Windes in den Bäumen zu lauschen, die Ruhe zu geniessen, es gibt nichts Schöneres. Wir haben viele Tage am See verbracht, sind geschwommen und haben vom Boot aus geangelt und Barsche und Hechte gefangen. Beim Wandern haben wir die herrliche Natur erkundet. Besonders eindrucksvoll war die Wanderung beim Forsaleden, einem Wasserfall mit Stromschnellen.

Carine and Toon are perfect hosts, they helped us with everything we needed and answered immediately. We were there during christmas and had the opportunity to choose our own tree from their forest, the house was already decorated for a cozy winter-feeling.

The house itself is beautiful, the wooden and grey color scheme looks great and the house has everything you need with modern equipment. When you go outside you hear nothing but nature itself and have a great view on the lake where you can go ice fishing or cross country skiing during winter. I recommend the house for a maximum of 4 adults and 2 children, the bunk bed is definitely more for children. Answer from Lakeside Sweden: We are so glad to hear you have enjoyed your stay in our Stuga during this Chistmas! It's also so nice to hear you had fun in the snow and on the ice using our complementary snowshoes and ice-fishing equipment. And while we understand that a bunk bed may not offer an adult the same level of comfort as a queen-size box spring, we are sorry to hear that you found the bunk beds (which are equipped with adult sized Wellpur mattresses (80x200 cm)) more for children than adults. However we are happy to know you found that the house itself had everything you needed and that it was beautiful!
